Step 1- Call us at 803-407-3333. Discuss the property details with your sales representative and obtain a lock code to inspect the property.
Step 2- Perform your do diligence. Research the property taxes, possible utility liens and recent local sales comps.. All cash sales are “AS IS” and quit claim deed. This does not mean that there is necessarily anything wrong with the property. It only means that the seller will not be making any changes to the home prior to the sale of the property. The seller will also not be making any guarantees, or warranties in regard to the condition of the property. We strongly encourage you to inspect thoroughly prior to making a deposit.
Step 3- Discuss the property details with your representative and make an offer. All cash offers are considered.
Step 4- Make a required deposit plus $360 processing. . This removes the home from the market and starts your purchase agreement processing. You may secure the property and remove the signs at this point. Within 7-10 business days you will receive a Fed-Ex envelope containing your cash purchase agreement. Your sales representative will contact you with a tracking number.
Step 5- Return the notarized and signed purchase agreement in the return Fed-Ex envelope with completion of funds.
Step 6- We are working on your deed recording and title work. We record all cash sale deeds. You will receive a Fed –Ex envelope containing your finalized purchase agreement and title within 30 business days..
